How commercial roof financing differs from residential
- The borrower is the business or the property owner, so lenders look at business revenue, time in operation, the property's income and sometimes a personal guarantee.
- Amounts are larger and terms longer. Low-slope commercial roofs are priced by the square foot across large areas; a term loan over 5 to 10 years is common.
- Tax treatment is different. Some roof work on commercial property may qualify for accelerated depreciation or expensing under current tax rules. That's a question for your accountant, not this page.
- Tenants and leases matter. On investment property, lenders may ask about lease terms and whether tenants contribute to capital improvements.
Common ways businesses pay for a commercial roof
- Business term loan. Fixed amount, fixed term, predictable payment. The default for a single defined project.
- SBA-backed loan. Longer terms and competitive rates for qualifying small businesses, with more paperwork and a longer timeline.
- Commercial line of credit. Useful when the roof is one of several capital projects, or when the final scope isn't fixed.
- Contractor-arranged commercial financing. Some commercial roofers partner with lenders to offer financing at proposal stage. AL Elite partner contractors can do this through our network.

Who qualifies
Business lenders each set their own criteria. The things they ask about most:
- Time in business and revenue. Most business lenders want a track record; requirements vary widely.
- Property ownership or long-term lease. Lenders want to know the business will benefit from the roof for the life of the loan.
- Business and sometimes personal credit. Smaller businesses are often underwritten partly on the owner's credit.
- A detailed proposal. Roof system, square footage, warranty and contractor credentials.
